Lakefront Work on the Barbee Lake Chain
The Barbee chain is a run of connected lakes northwest of Warsaw, home to some of the busiest seasonal communities in Kosciusko County. Big Barbee, Little Barbee, and the neighboring lakes draw families back summer after summer, and the shoreline lots come with their own set of building challenges.
Access is the first one. Many Barbee properties sit on private roads, so material delivery takes coordination with owners before a crew ever shows up. We plan that into the schedule.
The second is the water itself. Sandy shoreline soil, seasonal water swings, and DNR shoreline rules all shape how a fence or railing gets built here. We've been building on the Barbee chain since 2009, and every lot still gets sized up on its own rather than built from a template.
The chain itself is bigger than most people realize. Big Barbee, Little Barbee, Kuhn, Irish, Sawmill, Sechrist, and Banning all connect into one system, and water levels move together across those seven lakes. A heavy spring on one end can show up as a few extra inches on a dock three lakes down, and bank posts need to handle that swing, not just the water line on the day we install.

DNR Shoreline Rules on the Barbee Lakes
File as soon as a project is on the calendar, because review times stretch longest right when everyone else on the chain wants to build too. The Barbee lakes are public freshwater lakes under Indiana Code 14-26-2, and any fence or railing within 10 feet of the ordinary high water mark needs an Indiana DNR LARE permit before installation.
The DNR Region 3 office in Warsaw handles Kosciusko County shoreline permits, and summer is the busiest season on their desk. We file early and confirm clearance before anyone starts digging.
Away from the water, standard Kosciusko County rules apply: a local permit for fences over 6 feet, and posts set deeper than the 36 to 42 inch frost line so they don't heave each winter.
Plenty of Barbee properties are seasonal cottages that have stayed in the same family for a generation or two, and that history sometimes means an older structure sitting inside the 10-foot setback with no permit ever filed on it. We check for that before starting new work, since an unpermitted structure already there can slow down approval for anything we add.
Building for Seasonal Shoreline Lots
Shoreline soil on the Barbee chain runs sandy and saturated close to the water, and a standard concrete-set post won't hold in it for long. We anchor with helical footings built for that kind of ground, so the fence line stays straight through the freeze-thaw swing each winter.
At the water, aluminum is the material that holds up without upkeep: no rust, no repainting, no summer maintenance list. Vinyl covers the privacy and perimeter runs set back from the shore, and both outlast wood by years on a lake lot like this.
Because many of these are seasonal properties, low maintenance matters more than it might on a full-time home. Owners don't want to spend a summer weekend restaining a fence, so we spec materials that look after themselves.
Getting material to a Barbee lot takes more planning than a straight-shot suburban delivery. Trucks staging fence panels or railing sections need a spot to park on a private road that's often narrow and shared by several cottages, so we walk the route with the property owner before the delivery date instead of figuring it out the morning of.
