Lake Wawasee Property Owners Association covers a large portion of the lakefront and has its own architectural rules. Newer subdivisions inland from the lakes may have separate HOAs. Verify both before designing a lakefront deck.
Deck Footings and Frost in Syracuse
Syracuse's soil shifts dramatically from in-town lots to lakefront. In-town and inland lots have silt loam and clay loam that holds footings well. Wawasee and Syracuse Lake shorelines have sandy, frequently saturated soil that requires adapted foundation methods.
Kosciusko County frost depth is 36 to 42 inches. Every footing we install in Syracuse extends below 42 inches. On Wawasee shoreline lots, helical piers or large-diameter bell footings are standard because standard sonotubes do not hold in saturated sand.
Lake Wawasee is a public freshwater lake regulated by Indiana DNR. Any deck within 10 feet of the ordinary high water mark requires DNR LARE approval before the local permit is issued. Syracuse Lake follows the same rule.
