HOA Note

Logansport has fewer HOA-controlled subdivisions than the larger cities to the north. Newer developments on the north side of the city and out toward US-24 are the most likely to have HOA rules. Older neighborhoods near downtown generally do not.

Deck Footings and Frost in Logansport

Logansport's soil is varied because of the two rivers running through it. Lots near the Wabash and Eel have sandier, often river-deposited soil. Lots up on the higher ground east and west of the rivers have heavier clay loam. Both require attention to footing depth and drainage.

Cass County frost depth runs 36 to 42 inches. Every footing we install in Logansport extends below 42 inches. River-area lots may need helical piers or sleeve forms because of high groundwater near the bank.
