Vinyl Fencing
Low-maintenance, durable vinyl fences for residential and commercial properties. Privacy, picket, and semi-privacy styles available.
Learn MoreVinyl, chain-link, wood, and commercial fencing built to handle Indiana winters. Installed by Joshua Knisely and his crew across Kosciusko, Elkhart, St. Joseph, Marshall, and Fulton counties.
When you call Area Wide Fencing, you talk to Joshua Knisely. He quotes the job, walks the property line with you, and is on site on install day with his crew. No sales rep handoff, no strangers in your yard the morning work starts. That matters when your fence has to clear HOA approval, sit straight on a lake lot, or anchor below Indiana's 36-inch frost line so it doesn't heave by spring. Fifteen years across Northern Indiana means we know the local rules. We know which Warsaw subdivisions require setbacks, which Kosciusko County lakes need DNR LARE permits, and how to set posts in clay that turns to soup every March.
Materials
Every fence material has trade-offs. Here's the honest version of what each one does well and where it falls short for Northern Indiana yards.
Vinyl is the lowest-maintenance fence you can buy. It won't rot, rust, or need staining, and a quality vinyl panel will look the same in 20 years as it does on day one. The trade-off is upfront cost, vinyl runs higher than chain-link or wood, and a hard impact in cold weather can crack a panel rather than dent it.
Best for: Homeowners who want privacy and zero maintenance
Chain-link is the workhorse. It's the most affordable option per linear foot, holds up to weather, and works well for keeping dogs in or marking property lines. It doesn't give you privacy unless you add slats, and galvanized chain-link doesn't soften the look of a yard the way wood or vinyl can.
Best for: Pet containment, large yards, and budget-conscious projects
Wood gives you the warmest, most traditional look and lets you customize height and picket style. The catch is upkeep. Indiana winters and humid summers are hard on wood, so you'll need to stain or seal every 2 to 3 years to keep boards from cupping or graying. A well-built cedar or treated pine fence still lasts 15 to 20 years with care.
Best for: Traditional homes and buyers who want a classic look
Commercial and industrial fencing covers heavy-gauge chain-link, ornamental steel, and security gates for warehouses, factories, athletic fields, and HOAs. We size posts and footings for the load, weather, and security level the property actually needs. Gate automation with keypads, remotes, or card access gets integrated during install rather than bolted on later.
Best for: Businesses, HOAs, schools, and industrial sites

Learn MoreMost fence projects in our area fall into a predictable range once you know the material. Chain-link installs run roughly $18 to $30 per linear foot. The biggest cost drivers aren't the panels, they're the site conditions. A flat suburban yard with easy access prices very differently than a sloped lake lot with mature trees and an existing fence to tear out. Gates, post upgrades, and concrete footings on every post all add to the number, but they also add years to how long the fence lasts.
We give written quotes after walking the property. No phone-call estimates that change on install day, no surprise add-ons once the auger is in the ground.
Indiana's frost line is 36 inches. That's not a suggestion. Your posts have to go below that mark, or the freeze-thaw cycle will lift them every winter. Frost heave is the number one reason fences in this region lean, gap at the gates, or pull apart at the rails after a few seasons. Every post we set goes below frost line in concrete, no shortcuts.
Permits and HOA approval vary by city. Warsaw, Goshen, Elkhart, and South Bend each have their own setback rules, height limits, and front-yard restrictions. Most subdivisions also require an architectural review before you build. We handle the paperwork side and pull permits where they're required so you're not sorting through municipal code on your own.
Lakefront fencing has its own rulebook. If your fence sits inside the shoreline easement on one of the 100+ lakes in the surrounding Northern Indiana area, the project may need DNR LARE review before a single post goes in. We verify the requirements for the specific address and spec posts that hold up in wet, sandy soil.

Most residential fence installs take 2 to 4 days from the time we break ground. Larger lots, lakefront jobs, or projects with custom gates can run a week. Concrete footings need to cure before we hang panels, so weather and temperature affect the schedule, especially in spring and late fall.
It depends on your city and subdivision. Warsaw, Goshen, and South Bend require permits in many cases, and most HOAs require written approval before you build. Lakefront fences inside the shoreline easement often need a DNR LARE permit. We confirm the requirements for your address before we quote.
Vinyl is a privacy fence that needs no maintenance and runs $35 to $55 per linear foot installed. Chain-link is an open-mesh fence used for pet containment and property lines, running $18 to $30 per linear foot. Vinyl gives you privacy and curb appeal, chain-link gives you the lowest cost per foot.
Yes. Lakefront fencing is one of our specialties. We work around Kosciusko County lake conditions and help verify DNR LARE requirements when shoreline work may need review. We use shoreline-rated posts set deep enough to handle saturated soil and seasonal water level changes.
Fence posts in Northern Indiana need to be set at least 36 inches deep, which is below the state frost line. Posts set shallower than that will lift and shift during winter freeze-thaw cycles. We dig every post hole below frost line and set them in concrete to prevent heave.
