Pressure-Treated Decks That Fit a Real Budget

Southern yellow pine decks built solid in Warsaw, Plymouth, Goshen, and across the seven counties we serve. Lower cost up front, with honest talk about what upkeep looks like.

Why Pressure-Treated?

Pressure-treated lumber is still the most common deck material in Northern Indiana, and there's a good reason for that. A 16x12 pressure-treated deck runs roughly half the cost of the same deck in composite. For homeowners on a tight budget, or folks planning to sell within a few years, pressure-treated is the practical choice.

We build with southern yellow pine that's been pressure-treated to ground-contact rating. The lumber comes from mills in Georgia and the Carolinas, and it's the same material that's been on Midwest decks for the last 40 years. With proper footings dug below our 36-42 inch frost line, these decks hold up fine through Indiana winters.

The honest part about pressure-treated: you'll need to seal or stain it every 2 to 3 years, and you can expect 12 to 15 years of solid life before boards start cupping, splitting, or showing rot at the fastener holes. If you skip the sealing, you're looking at closer to 8 years. It's not maintenance-free, but it's predictable.

We use stainless or hot-dipped galvanized fasteners on every pressure-treated build, never standard zinc. The chemicals in modern pressure-treated lumber eat through cheap fasteners in a couple of years. Spending the extra $80 on screws is the difference between a deck that lasts and one that loosens up by year five.

Benefits of Pressure-Treated Decks

  • Roughly half the upfront cost of composite for the same deck size and design.
  • Available immediately from local lumberyards, so we can usually start within 2-3 weeks.
  • Easy to repair or modify down the road by swapping individual boards.
  • Takes stain in any color you want, so you can match your house or change it later.
  • Real wood feel and natural grain that some homeowners prefer over composite texture.
  • Lower disposal cost if you ever tear it down or remodel, since it's just lumber.

Frequently Asked Questions

How long does a pressure-treated deck last in Northern Indiana?

A well-built and properly maintained pressure-treated deck lasts 12 to 15 years in our climate. The frame and joists often go longer than the deck boards themselves. If you skip sealing every 2-3 years, expect closer to 8-10 years before you start seeing rot, cupping, and loose fasteners.

How often do I need to seal a pressure-treated deck?

Plan on sealing or staining every 2 to 3 years. Wait about 6 months after we finish the build before the first seal, so the lumber dries out fully. A quality deck stain runs about $40 a gallon, and a 16x12 deck takes 2-3 gallons. Sealing is what gets you the full 15-year life.

Can I upgrade to composite decking later without rebuilding the whole deck?

Yes, in most cases. If we use a sturdy frame with proper joist spacing at 16 inches on center, you can pull the pressure-treated boards off and lay composite on the existing structure later. We build pressure-treated decks with that future option in mind so you're not locked in.
